REITs very well know as real estate investment trust in India is a SEBI-regulated investment vehicle that allows individuals to invest in income-generating real estate without directly owning properties. Pool funds of REITSs comes from multiple investors and use them to acquire and manage commercial real estate assets, primarily office spaces, malls, and other rental properties.
How REITs Work in India
- A REITs own and lease out commercial properties such as office buildings, retail spaces, and hotels.
- Rental income generated from these properties is distributed to investors as dividends.
- Indian REITs are required to distribute at least 90% of their net income to unitholders.
- Investors can buy and sell publicly listed REIT units on the National Stock Exchange (NSE) and Bombay Stock Exchange (BSE).
